We work out where the water is actually coming from before anybody starts digging, then build the grade or the drain that moves it away from the house — and we put the yard back the way we found it when we are finished.

Do you charge for estimates?
No. Estimates are free on residential and commercial work alike, and there is no obligation. We come out, look at the job properly, and give you a written number.
What areas do you cover?
Topeka and the surrounding communities, including Lawrence, Silver Lake, Rossville, Auburn, Berryton and Tecumseh. If your town is not on our list, call anyway — if it is close we will come and look.
Are you licensed and insured?
Yes. Peck’s Yard & Home Services LLC is licensed and insured for both residential and commercial work.
Do you work on commercial properties?
Yes. We handle day portering, grounds maintenance, drainage, hardscaping and winter de-icing for retail plazas, office complexes, HOAs and apartment properties. Most commercial clients use us for several of those at once, which is the point — one vendor and one invoice instead of four.
Who actually shows up?
We are locally owned and owner-operated, so when you call you get Michael rather than a call centre, and he walks the property himself.
